A quick background… About two years ago, I had just completed a 23 Townhome Project called Oakleaf on Woodlawn Road in South Charlotte. It was a great success, a good value and a terrific location. I still keep in touch with several of the buyers there. My experience with city infill projects had grown with the completion of Oakleaf and I was looking all around town for my next gig.
Several members of the broker community arranged to show me endless properties in town for a potential new project. I must have looked at over thirty before I found a true urban site with historic significance. The whole city block surrounding The Neighborhood Theatre / Boudreaux’s building had everything I was looking for, including the best music venue in town!
As I was structuring the deal and arranging the purchase, everyone I talked with in the neighborhood was amazingly excited about the property and what was at that time, a project in its infancy. I met all the neighborhood leaders, NoDa Business Owners, and the previous owners of the Theatre, who were true pioneers in urban revitalization in the neighborhood.
After the purchase, BB+M Architecture and I began formulating our plans for rezoning. It took months of studies and several design changes to come up with basically what we have now – Mercury NoDa. Although only required to have one official meeting with neighborhood residents and leaders, it ended up closer to two dozen, and my team enjoyed every minute of it – they had great ideas for this centerpiece property, too! We finalized rezoning with 100% Neighborhood Support, and a unanimous vote from Planning and City Council.
While further designing our plan, I implored my team to keep pushing the creative side of the project, in unique design and livability. I’ve met with several local artists that have expressed great interest in participating in Mercury NoDa. My designs, website, and most of the content (music, film, images) are created by local artists and designers.
